To protect yourself and your investments, hire only licensed and insured contractors and subcontractors to work on your properties. Ask for a copy of their license, workers’ compensation insurance and general liability insurance before allowing them or their employees to work on your property.
If you sign a contract with any contractor, ask to have insurance certificates to be sent to you with your name and property address on them otherwise you may not be covered and if someone gets hurt or property gets damaged by them you will be liable for all costs.
If they do not have a license or insurance, they are not a contractor. Check out any legitimate contractor at MyFlorida.com to see if any complaints have been filed against them and that they are a legitimate business.
When paying your contractor, ask for Releases of Liens from all suppliers and subcontractors for work completed. Otherwise, you may end up paying twice for the same work if your contractor does not pay these people.
Remember a handyman license only allows certain miscellaneous repairs to be done. And if you hire a handyman to change a light or a toilet and you live in a high-rise, multifamily or apartment and the work they do causes damage to other units, you are liable for all costs. Buyers beware that cheap price is not always the best way to go as they usually have no insurance.
